At Ashlar, I firmly b that an educated home buyer or seller is best equipped to make their own decisions. That’s why I take time out of my day each and every day to answer someone’s real estate question.  And, when I think the answer can be useful to you as well, I share it here.  So without further ado:

Question:

Can I sell my home For Sale By Owner?

So far as FSBO goes, yes, you can sell your home yourself but it’s taking on an additional full-time job working a multiple hundred thousand dollar projects that most people have no training or understanding of the process and customary ways of the industry.

It is extremely easy to get taken advantage of either by the agent on the other side (90%+ of buyers use agents), or open yourself up to huge liability by what you do or do not say correctly. Many times it is of your own good nature, but I’ve seen sellers go against my advice, talk to the buyer directly, and talk themselves out of $40,000 in about 5 minutes of “trying to keep the deal together.”

And the thing is if you know all of that plus how to market a property well to the right buyer audience…. well then you’re a Great Realtor and you should maybe consider a career change lol.

I do believe though that you are better off selling it yourself than using a low to average agent. Of which there are plenty! I can’t tell you how, even in today’s market, many agents’ practices are still leaving tens of thousands on the table simply by not doing the bare minimum.

The truth is just because it sells doesn’t mean it was sold well. And sold well means getting the hugest buyer pool in the shortest amount of time possible whipped into action AND the contract process and project managed properly. And that takes a highly trained and professional or a Real Estate savant :).
