Typically the largest price reductions are to be found the longer a home has been on the market, it’s been a while since the last price reduction AND the homeowner is considering reducing the price but hasn’t done so yet.

The longer a home is on the market, the higher the likelihood of a home owner being willing to entertain lower sales prices.

However, it is also important to remember that no homeowner is required to be reasonable.  We can have all the proof in the world that a home is overpriced, but the seller has no obligation to agree or reduce the price.

So we’re really talking about percentages or likelihoods.  

Things to also keep in mind, is that if a home owner has recently reduced their price, they are less likely to make another significant reduction if it’s only been a week or two.  Most sellers prefer to “wait and see” what the market thinks of their new price and prefer to give it time.
