At Ashlar, I firmly b that an educated home buyer or seller is best equipped to make their own decisions. That’s why I take time out of my day each and every day to answer someone’s real estate question. And, when I think the answer can be useful to you as well, I share it here. So without further ado:
Question:
Should I put off my roof repair?
The cutoff is more like 15 years in my experience at least for purchases, and honestly, you should be a little more concerned about protecting your structure and contents than stretching a few more years out of your roof.
You should ask yourself this: What is the failure mode of a roof?
I’ll answer that for you. It is water penetrating your attic space, soaking your roof decking, fiberglass, trusses, ceiling, and possibly walls, cabinets, and all sorts of fun things.
If the leak develops in a closet, corner, or travels down an interior wall it can take months before you find it, and in the meantime, you’re building a very nice mold colony.
So the question is, do you want to pay to replace a roof, or do you want to pay to replace a roof, mold remediation (about 10-15k), and then depending on where it is a new kitchen, drywall, and insulation?
Oh and if it takes out your kitchen and everything has to be torn out…. so if your home is from the 80s or 70s or earlier now you will likely have to bring everything up to current code so now you get to run new electric. Oh, and you still get to buy a new roof!
